Pending sales also increased, with 286 homes going under contract, up 17.2% from the same time last year.


Closed sales, however, decreased slightly. There were 259 closed sales, compared with 275 in August 2025—a 5.8% decrease.


One of the most interesting numbers for sellers is the 42-day median time on market, down from 55 days last year. That's a 23.6% decrease, suggesting that properly priced and marketed homes can still attract buyers relatively quickly.


💰 Home Prices Continue to Edge Higher


The median sales price for a New Hanover County single-family home was $480,000 in August 2026, compared with $477,000 in August 2025.


That represents a 0.6% increase year over year.


The average sales price increased more significantly, reaching $699,499, up 5.5% from $663,064 last August.


Looking at the year-to-date numbers gives an even broader picture:


🏡 Median sales price: $495,000 — up 2.1%

💰 Average sales price: $693,532 — up 3.9%

📈 Closed sales: 2,192 — up 1.4%

⏱️ Average days on market: 51 days — up 10.9%

💵 Percent of list price received: 98.0%


For sellers, receiving approximately 98% of the original list price year to date is an important indicator that buyers are still willing to pay strong prices for desirable homes.


📉 Inventory Is Tightening for Single-Family Homes


One of the biggest takeaways from the August 2026 New Hanover County real estate statistics is the change in inventory.


There were 781 single-family homes available for sale, down 5.7% from 828 homes in August 2025.


Months of supply also decreased from 3.2 months to 2.9 months, a decline of 9.4%.

Year to date, townhouse and condo closed sales are up 2.1%.


Inventory has also increased substantially.


There were 525 townhomes and condos available for sale, up 22.4% from 429 last August.


Months of supply increased from 5.3 months to 6.4 months, a 20.8% increase.


That gives townhouse and condo buyers more options and potentially more negotiating power than buyers looking for single-family homes.


💵 Townhouse & Condo Prices


The August median sales price for a New Hanover County townhouse or condo was $345,900, down 17.6% from $420,000 last year.


However, the year-to-date numbers tell a different story.


Through August 2026:


🏘️ Median sales price: $390,000 — up 2.0%

💰 Average sales price: $504,406 — up 4.9%

📈 Closed sales: 685 — up 2.1%

⏱️ Days on market: 77 days — down 3.8%

🏷️ Percent of list price received: 97.5%
